Universal Construction Index (UCI) aka Construction Standard Index (CSI)
What is it?
It is amazing to me how little known this powerful organizational tool is in the construction industry. It is an index by which all standard specifications are organized. The CSI was initially developed by the American Institute of Architects (AIA). Understanding the basic structure of the CSI and using it is essential to any small contractor who wants to grow and any large contractor who wants to stay sane. It is the means by which architects, engineers, consultants, and even municipalities organize the contract documents for the owner to review on approval and the contractor to bid and build by.
For lawyers, understanding how the index is used is invaluable. It will cut your research time immensely. Knowing where to find the salient information is half the battle. Not to mention that compliance with FRCP 34 and state equivalents are easier to meet. For owners, architects, and contractors this means cost savings both in their own efficiency and when a dispute cannot be resolved between the parties. Like it or not the industry is litigious and less time spent with an attorney means more time remaining profitable. I am a proponent that everyone in the industry learn and conduct their construction business in some consistent form of organization, this being the uniformly accepted means makes the most sense.
