CONSTRUCTION EXPERIENCE:

Vice President – Gallant Construction, Inc., Chicago, IL

Present Position

Responsible for company operations and all construction personel decisions.

Project Manager - W.E. O’Neil Construction Co.,  Los Angeles, CA and Chicago, IL

Led development and implementation company-wide financial accounting, management and reporting systems.

Responsible for, scheduling, selecting staff, managing construction budgets, progress, and coordination.

Performed preconstruction, estimating, project feasibility, and site evaluation services in multiple jurisdictions.

Negotiated and drafted prime contracts, subcontracts, and contract modifications using AIA, modified, and other forms.

Managed teams of architects, consultants, and subcontractors in all aspects of pre-construction and construction.

Handled coordination of city zoning, municipal, regulatory agencies, and LEED compliance.

Lake Zurich Grandview Condominiums 2007 W.E. O’Neil Chicago Senior Project Manager

Preconstruction and estimating services for new construction of luxury condos with first floor retail and attached parking garages. The multi phased project included capital improvements reaching $280 million over several project sites. Preconstruction services included coordination with ownership, city planning, zoning, and municipal departments.

 

Sauganash Place Condominiums 2005-2006 W.E. O’Neil Chicago Senior Project Manager

New Construction of a 250,000 sf, 61 unit condominium building with first floor retail for Whole Foods Market lump sum contract, 5 story building with attached parking garage cast in place concrete structure. $28 million hard costs on Phase I $34 million on Phase II total capital improvements $86 million. I had a team of four construction management professionals to assist managing the project.

 

Archstone Smith Trust; Vanoni Apartments 2003-2005 W.E. O’Neil Los Angeles Senior Project Manager

New client development, construction of over 1,000,000 sf, 316 unit apartment complex with hard costs of $36 million negotiated GMP. Total capital improvements of $110 million. The development included extending municipal infrastructure services ten miles to a 61 acre site. Construction consisted of a 54 building apartment complex with two pools, park, and other amenities. On-site infrastructure improvements for an 80 unit single family home site development and site work for future VA hospital. The site is on an Indian historical preservation, 649 recorded artifacts were recovered under our contract. I had a team of nine construction management professionals to assist managing the multiple contracts, city municipal agencies, relations with the Regional Water Quality Control Board, archaeological societies, and other entities.

Follow up projects included:

Archstone Presidio in San Diego, CA with a $160 million budget and Archstone Warner Center in Woodland Hills, CA with a $240 million budget. Both were awarded to W.E. O’Neil as a result of our performance.

 

Institutional

 

Spertus Institute of Jewish Studies 2007 W.E. O’Neil Chicago Senior Project Manager

LEEDS Certified Gold, new construction 114,000 sf 10 story building with hard costs of $68 million. Features include a museum, theater, class rooms, library, and office space cast in place concrete and structural steel hybrid structure. GMP negotiated contract. Intensive logistical and city agency coordination was required.

 

Norton Simon Museum; Pasadena, CA 1999-2000 Tectonics Project Manager & Superintendent

Renovation of an existing 15,000 sf theater. The 290 seat multi-purpose theater was constructed in a fully operational museum. Design build contract format with a rolling budget.

 

Retail

 

CarMax / Industrial Development International W.E. O’Neil Los Angeles Project Manager

New client development required assistance from direct report staff of three professional construction managers to assist in construction, coordination, and assistance with municipalities and regional environmental agencies.

Work included construction of a 30,000 sf addition and remodel of 60,000 sf at $18 million under a negotiated GMP. The building houses their regional headquarters, a showroom, and service center. Buildings included Tilt up concrete structures with bar joist, post & beam framing. Included are above ground fuel storage tanks, paint spray booth permitting, and petroleum waste management systems.

Construction included a 50,000 sf building under a $10 million Lump Sum competitive bid contract. The facility includes an office, showroom, and service center. Buildings were constructed of reinforced masonry with bar joist, post & beam interior framing. Special installations included underground fuel storage tanks, paint spray booth permitting, and petroleum waste management systems.

CarsDirect.com Corporate Headquarters, CA 1999 Tectonics Project Manager & Superintendent

Remodel and infill of an existing 43,000sf warehouse into an office space and call center, project budget $3.2 million. This space now houses the company’s national headquarters. Fast track construction included design build HVAC and electric systems. Close involvement with owner, architect, consultants, and subcontractors was essential through weekly design and construction meetings. The construction duration was 120 days.

 

Entertainment

 

DirecTV; LA Broadcast Center 2000-2001 W.E. O’Neil Los Angeles Project Manager

Infill of an existing 30,000 sf building at $9 million, office, broadcast room, satellite link, and emergency services for DirecTV’s redundancy systems. The tiered permitting process for the broadcast center’s improvement required regular coordination with the City of Los Angeles Building department and regional environmental agencies. Scope included structural improvements, technical broadcasting redundancies, and electrical redundant capabilities including dual grid connections and full generator support capacities.

 

Warner Brothers Studios; Burbank, CA 1999 Tectonics Project Engineer

Project responsibilities for these projects included scheduling and coordination of the trades with studio lot authorities. Maintenance of the project schedule and closeout procedures.

Remodel of Warner Brothers executive post-production suites total 20,000 sf $1.5 million. Complete demolition and remodel of an occupied office building including several suites on two floors. Close coordination with the tenants was essential for an uneventful project.

New construction of a sound stage for scoring, and multiplex of sound dubbing studios. Total 60,000 sf hard costs of $15 million required integration with studio information back bone & related infrastructure.

 

Twentieth Century Fox 1998-1999 Tectonics Project Engineer 

Little Theater and Fox Screening Room C; Los Angeles, CA

Reconstruction of 10,000 sf theater and remodel of a second 6,500 sf theater $2.25 million renovation budget. Little Theater was a reconstruction of the second oldest building on the Fox Studio lot dated to the early 1900’s. The reconstruction incorporated a modern 128 seat screening room with a historically accurate exterior. The building is listed on the national historical registry. The remodel of screening room C left the exterior untouched but included a complete interior renovation of a 72 seat screening room on the Fox Studio lot.

 

Industrial / Aerospace

 

Raytheon; PGS Relocation 2000 -2001 W.E. O’Neil Los Angeles Assistant Project Manager

Remodel of 40,000 sf four story office building hard costs of $6.5 million. Included fast track design/build services negotiated GMP total design and construction duration six months. One direct report

 

City of Burbank / Warner Brothers Power Facility; Joint Venture 2000 Tectonics Project Manager

New construction of a substation and power distribution facility. The structure serves the entire studio lot’s power requirements, and the surrounding community. Extensive coordination with Warner Bros. Production, Warner Bros Studio Facilities, and Burbank Power Service Department was required. One direct report.

 

Healthcare

 

Marshfield Clinic Marshall Erdman & Associates Material Coordinator 

This existing client is one of Marshall Erdman & Associates most loyal customers and the largest rural healthcare provider in the country. I was responsible for all material quantity takeoffs for these projects and scheduled manufacturing and delivery of product from our production facility along with all material not warehoused or produced by Marshall Erdman & Associates.

<!–[if !supportLists]–>· <!–[endif]–>Melvin Larid Research Center; Marshfield, WI 1996-1997  

Medical research facility dedicated to the late Secretary of Defense Melvin Larid. Built as a joint venture between the Melvin Larid Foundation and Marshfield Clinic. This 42,000 sf facility included an extensive laboratory and testing facility and an exact replica of Melvin Larid’s office as it was in the Pentagon. This project was publicly and privately funded hard costs of $6.5 million.

<!–[if !supportLists]–>· <!–[endif]–>Menomonie, WI Campus (now Red Cedar Medical Center) 1997  

A 75,708 sf medical facility with hard costs of $10.5 million. New construction of a fully functional hospital for Marshfield Clinic. Provides anticoagulation clinic, audiology, behavioral health, cardiac rehabilitation, cardiology, cardiovascular surgery, diabetes education, endocrinology and family practices.

Expanded to more than 100,000 square feet, the expansion allowed the Minocqua Center to increase providers in primary care, surgery and medical specialties including a state-of-the-art ambulatory surgery center.

 

Florida State University Medical Center; Gainesville, FL 1997-1998 Erdman Material Coordinator

Total project size 152,000 sf, $14 million contract. Phase two and three of Florida State University Medical Center in Gainesville Florida. Included a 72,000 sf infill of an existing medical facility and 80,000 sf addition of a hospital including an emergency room and surgical center.

 

LINAC Medical Treatment Facilities 1997-1998 Erdman Material Coordinator

Each facility was approximately 12,000 sf with a construction budget of $1.5 million. Outpatient cancer treatment facilities in New Braunffels, TX; San Marcos, TX; Cerro Gordo, NC; Aurora, CO; Petoski, MI.

 

Kaiser Permanente; Largo, MD 1996-1997 Erdman Material Coordinator

Total project size 110,000 sf. with hard costs of $26 million. New construction of a full service hospital, ambulatory health care facility, birthing centers, administrative and physician offices. This facility served as Kaiser Permanente’s hub at the time it was built, the satellite offices and facilities based their operations from this building.

 

La Porte Hospital & Health Services; Laporte, IN 1997-1998 Material Coordinator

Total project size 47,000 sf. with hard costs of $6.9 million. La Porte Hospital & Health Services center includes oncology, pulmonary, pediatric, obstetric, same day surgery, diagnostic imaging and other services.

 

Bloomington Normal Surgery Center; Bloomington, IL 1996-1997 Material Coordinator

Total project size 54,000 sf. with hard costs of $7.7 million. Bloomington Normal Surgery Center is a free-standing outpatient surgery center. The facility was built to include gastroenterology, ophthalmology, orthopedic surgery, plastic surgery, and urology services.
